• Booking & Payments

    • A reservation is confirmed once you receive a written confirmation from us (or the OTA you booked through).
    • Payments, deposit/pre-authorization, and balance due dates follow the confirmation/OTA rules.
    • Prices include standard utilities and final cleaning unless otherwise stated.
  • Check-in / Check-out

    • Check-in: from 14:00. Check-out: by 10:00.
    • Early check-in/late check-out may be available on request and may incur a service fee.
  • Occupancy & Use

    • Only registered guests listed on the booking may stay overnight.
    • No parties or events. Please respect neighbours and building quiet hours.
    • Commercial filming/photography requires prior written consent.
  • House Rules

    • No smoking indoors. Smoking is permitted on the terrace only. Extra cleaning fees apply for indoor smoking.
    • No pets unless expressly agreed in writing before arrival.
    • Use appliances and amenities as intended; follow any posted instructions.
    • Do not move heavy furniture without permission (risk of floor/tile damage).
    • Parking (if provided) is at the guest’s own risk; follow the marked spots and building rules.
  • Linens, Towels & Extras

    • Fresh linens and towels are provided. Mid-stay refreshes or extra sets are subject to availability and may incur a service fee.
    • Special requests (e.g., extra blankets, baby cot) should be made in advance so we can try to accommodate.
  • Damage, Breakage & Insurance

    • Guest responsibility: You are responsible for any damage, loss, or extra cleaning caused during your stay, including to furniture, appliances, fixtures, doors/windows, floors and tiles, textiles/linens, keys/remotes, and common areas.
    • Insurance excess: We maintain property insurance with a €500 participation (deductible/excess). If a covered claim is made, the €500 excess is chargeable to the guest. If damage is not covered by insurance, the actual repair/replacement cost is chargeable.
    • Minor breakage: Normal minor dishware/glassware breakage is typically not charged—please notify us so we can replace it.
    • Significant damage: Chips/cracks to tiles, damaged flooring, broken appliances, heavy staining, damaged doors/windows/locks, or lost keys/remotes will be charged at repair/replacement cost and any professional call-out fees.
    • We may pre-authorize a card or charge an amount after check-out to cover documented costs; we will provide photos and invoices where applicable.
  • Maintenance & Access

    • We may access the apartment with prior notice to address necessary maintenance, safety, or compliance matters. In emergencies, immediate access may be required.
    • Please report any issues promptly so we can assist.
  • Cleaning

    • Standard end-of-stay cleaning is included. Excessive cleaning (e.g., smoke odor removal, heavy stains, misuse) may incur additional charges.
    • Please wash used dishes and dispose of rubbish per local guidelines before departure.
  • Cancellations & Changes

    • Cancellation and modification terms are shown on your booking confirmation or OTA page and may vary by season/length of stay.
    • No-show and early departure are treated according to the confirmed terms.
  • Liability

    • To the maximum extent permitted by law, the host is not liable for loss, damage, or injury arising from guest negligence, misuse of the property, or third-party services outside our control.
    • Please secure valuables; use safes where provided.
  • Personal Data

    • We may collect and process your data to administer the booking, comply with legal obligations (e.g., guest registration), and provide services. See our Privacy Policy for details.
  • Governing Law & Disputes

    • These Terms are governed by the laws of Croatia. Disputes shall be subject to the competent Croatian courts, without prejudice to mandatory consumer protections that may apply.
  • Acceptance

    • By booking (on our site or via an OTA), checking in, or occupying the property, you confirm that you have read and agree to these Terms & Conditions, our House Rules, and the information on our FAQ page.
    • If any provision is held invalid or unenforceable, the remaining provisions remain in full force.
